Can one person really be my agent and my lender?

Yes. Manuel holds a real estate license and originates mortgages, so he can represent you on the transaction and handle the financing. When he serves in both roles on the same deal, that relationship is disclosed to you in writing as required by law, and you are always free to use a different lender or a different agent. Plenty of clients use him for one side only.

What is the difference between a mortgage broker and a bank?

A bank can only offer you its own loan products. A broker works with multiple lenders and compares their programs, guidelines and pricing to find the fit for your file. If one lender's guidelines do not work for your income or credit profile, a broker can look at another instead of turning you away.

What is the difference between pre-qualification and pre-approval?

Pre-qualification is an estimate based on what you tell us. Pre-approval means your income, assets and credit have actually been reviewed, which is what sellers and listing agents in Los Angeles County want to see attached to an offer. The consultation is where we decide which one you need right now.

How long is a pre-approval good for?

Pre-approvals are typically valid for a limited window, commonly around 60 to 90 days, and can be refreshed with updated documents. Manuel will tell you the exact expiration on yours and when it needs updating.

How much do I need for a down payment in Los Angeles County?

It depends on the program. VA can go to zero down for eligible borrowers, FHA commonly starts at 3.5 percent, and some conventional programs start at 3 to 5 percent. High-balance and jumbo loans generally require more. We calculate your specific number on the call rather than guessing from an average.

Can I qualify if I am self-employed and write a lot off?

Often yes. Tax returns rarely reflect what a business owner actually earns. Bank statement programs qualify you on deposits instead, and DSCR loans qualify an investment property on its rental income. Bring your situation to the call and we will look at which options apply.

I want to sell before I buy. Can you help with both?

That is a common reason people book. We look at what your current home is likely to sell for, what the equity gives you for the next purchase, and how to sequence the two so you are not carrying an unrealistic overlap.

Should I book if I am not buying for another six or twelve months?

That is often the best time to book. Credit changes, savings targets and debt payoff all take months to move the needle. Starting early usually means a stronger file and better options when you are ready to write an offer.
